FAQ
Common questions
If your question is not addressed below, please write to us — we respond within four business hours.
How do I apply for a Block & Stone unit?
Click "Apply" on any property listing. The application takes about twelve minutes per adult applicant. $20 per adult covers our screening — that is the New York state cap.
What credit score is required?
A 660 minimum for the primary applicant. Below that, we welcome a co-signer at 80× annual income — common for recent grads and self-employed applicants. We do not auto-decline below 660; email us with the specifics first.
What is the income requirement?
Combined gross monthly income at or above 2.5× the listed rent. Roommates may combine income. Self-employed applicants: most recent two tax returns plus three months of business bank statements.
Do you charge a broker fee?
No. Block & Stone is a property management firm, not a brokerage — we represent the owners, our compensation comes from them, and we do not charge tenants a broker fee. The only thing you pay at signing is first month + security.
What is the deposit?
First month's rent plus a security deposit equal to one month's rent (the New York state cap as of 2019). Deposits are held in a separate trust account and returned within 14 days of move-out per state law.
Are pets permitted?
About 75% of our buildings welcome pets within building rules. The actual fee, if any, is on each listing. Documented assistance and emotional-support animals are accommodated in every building per Fair Housing law, with no additional fee.
Do you accept Section 8 / CityFHEPS / vouchers?
Yes — enthusiastically. NYC has source-of-income protection. CityFHEPS, Section 8, FHEPS, HASA, and similar programs are all welcome. Email leasing@blockandstone.example before applying so we can coordinate the inspection timing.
How long is the lease?
Standard 12-month leases. Some buildings allow 18- or 24-month leases at a small discount when owners want to lock in. Month-to-month after the first year by default.
Are short-term rentals available?
No. NYC Local Law 18 effectively prohibits short-term rentals (under 30 days) without an in-person host. Every Block & Stone unit is leased on annual or 18- to 24-month terms.
What if my application is declined?
We will provide the specific reason in writing within 24 hours. Our $20 screening fee is refunded if we decline. NYC Fair Chance for Housing Act procedures apply for any criminal-record consideration: written notice and 5 business days to respond before a final decision.
